Law on Land Use Term in Vietnam: The Issues in Need of Modification in the Current Situation for Economic Development and Social Stability

Currently, in Vietnam, the law on land use term plays a particularly important part because it both directly affects the economic benefits (rights to exploit and use land) of land users and the social stability (due to its potential to causes conflict between the competent authorities of land management and land users when the land use term expires and land users are not allowed to have more land use term. Studying legal provisions on land use term to figure out existing shortcomings so as to have appropriate solutions to overcome them is extremely important, which ensures the lawful rights and benefits of land users and promotes the development of market economy and stabilizes the social life of Vietnam. Therefore, this paper focuses on analyzing the content of current regulations on land use term in Vietnam. In particular, it includes the regulations on land used for long and stable term; land used for limited term corresponding to specific types of land of two main land groups: no n-agricultural land and agricultural land. The article also assesses the impact of these regulations on the use of land by individuals, households, and organizations in practice. On that basis, it can detect the nonconformities of the current law on land use term so that to propose solutions to amend these laws

In this work the author analyzes a huge landmark in the development of his country, that is the period of its being part of the Soviet state. Social-political formation and even the borders of Tajikistan were being considerably changed within these time limits on the base of the RSFSR's, the Uzbek SSR's, the Tajik ASSR's and later on – the Tajik SSR's legislation. An attempt is being made here of a conceptualized inner division of the lawful phenomenon which is being regarded from the point of view of its historic meaning into its own stages. As well as the rightful bases of the Soviet part of being of previously Turkestanish Tajiks in the Russian Empire's composition and the ones of today – in the one of the CIS, the consequences of this period for them are being investigated.

Business transactions among ASEAN member countries are increasingly open, especially with the advent of the ASEAN Economic Community. Nevertheless, the economic development is also followed by the proliferation of international disputes among ASEAN businesses or even the Member States. This paper aims to present the idea of the establishment of an ASEAN Unified Regional Arbitration Center to overcome the problem of recognizing and implementing international arbitration awards by taking advantage of regional unity. At the same time, establishing a unified arbitration organization for the region will also create a stable legal and business environment, attracting foreign investment
